ADUs & Basement Kitchens in Lake Tapps, WA
Making room for family. And a little extra income. ADUs and basement kitchens in Lake Tapps, WA.
Let’s face it. Buying a house these days is ridiculous. Between sky-high home prices, interest rates, and the cost of living, it’s getting harder for young families to afford a place of their own.
That’s where we come in. At Red Sea Construction, we believe the answer isn’t always buying a bigger house. Sometimes it’s making better use of the property you already have.
Whether you’re turning your basement into a rental, building a backyard ADU, or creating a place for your grown kids to live while they save for their own home, we’re here to help make it happen.
And let’s be honest, having someone else help pay the mortgage doesn’t sound too bad either.
The order matters in a basement. Layout gets settled first, then the cabinet boxes go in and get leveled, then the countertops get measured off the boxes that are actually on the wall. Sink and appliance hookups, lighting, switches, and outlets come next, and the flooring, backsplash, and trim close the room out.
How it runs.
- Design and layout We work out where everything sits before ordering anything.
- Demo Old cabinets, counters, and flooring come out down to the studs and subfloor.
- Rough-in Electrical and plumbing get run or moved for the new layout.
- Cabinet install Boxes go in and get leveled before anything sits on top of them.
- Countertop templating and install Counters get measured off the actual installed cabinets and fabricated to fit.
- Backsplash and trim Backsplash, trim, and final electrical fixtures finish the room.
Questions about
ADUs and basement kitchens.
Can we keep our existing kitchen layout?
Sometimes the layout is fine and it is really the cabinets and finishes that need work, which keeps the job simpler and faster. Other times the layout is the whole problem, and we will tell you straight if that is what we see.
How long is the kitchen sink out of commission?
Plumbing gets disconnected during demo and rough-in and reconnected once the new sink and cabinets are set. We will walk you through the sequence so you can plan meals around it.
Should we replace the cabinet boxes or just the doors?
If the boxes are plywood and square, refacing with new doors and drawer fronts can save real money. If the boxes are particle board, swollen at the bottom, or out of square, replacing them is the better call.
What countertop material holds up best in a busy kitchen?
Quartz is the most forgiving for a kitchen that sees daily use, since it resists staining and does not need sealing. Granite still holds up well but wants occasional sealing to stay that way.
